Today I wanted to provide you with a brief market update for the Austin real estate market. My hope is that you can take this information and use it to your advantage when you enter the real estate market.

  • Interest rates have fallen in the past few months (below 4%), but they're projected to rise again, so now may be the perfect time to buy a home. When interest rates rise, you lose affordability, and a small increase in interest rates can increase your monthly payment by hundreds of dollars. 
  • Home prices in the greater Austin area are an interesting topic. This is because demand in some areas is very high, and elsewhere it is very low. Depending on where you live in Austin, you have to ask your real estate agent about what you should expect to pay for a home. We have many different local markets within Austin, and they're all very different.
  • As a whole, the real estate market here in Austin is absolutely on fire. If you have a home in the center of Austin, you can expect it to sell very fast, but the further you live from the center of town, the longer it will take to sell your home.

You'll want to increase curb appeal and spruce up the inside of your home as general rules, but today I am going to reveal some of the more expert tactics that I use to get homes sold quickly and for top dollar.

  • Declutter: You don't want potential buyers to see a messy home. Clean, organized homes sell well, and I can recommend a great professional stager to get your home looking tidy and ready to sell. 
  • Depersonalize: Going off the idea of decluttering, depersonalizing is when you remove antiques, collections, or other personal touches such as pieces of art. Buyers need to be able to imagine themselves in your home, and when you have all of your belongings laying around they cannot do that. 
  • Detach: Selling a home can be an emotional process because our properties are linked with our memories - both good and bad. You have to remember that when you decide to sell your home, it's not really yours anymore. You have to think of your home as a product, and be prepared to sell and market it as such.

You have to work with the right agent. Working with the appropriate agent can make all the difference, and any good agent should have sold 10-20 homes in your area within the last 6 months.
  • Ensure that the agent is investing in your home appropriately. Your agent should be spending much more than a few hundred dollars into your home's marketing. An agent should never just stick your property up on the MLS and wait around for a buyer to come knocking. An agent should be proactive in his selling, and should actively be seeking out buyers for your property.

Overall, your Austin home should be marketed to get the maximum exposure in order to generate the greatest possible demand. This always results in a sale price that gets you top dollar.
